Overview
A 12-level commercial tower in North Sydney was being stripped back to base build for a new tenant fitout. The fitout contractor needed as-built floor plans, reflected ceiling plans, and column grid verification for all 12 levels before design could proceed. Original drawings from the 1990s were unreliable, with several columns and core walls mislocated by 50 to 100mm. We scanned each level overnight during a two-week window while demolition crews worked during the day. Scan data was registered using a combination of cloud-to-cloud and target-based methods to maintain accuracy across the vertical stack. Deliverables included a Revit model with floor slabs, columns, core walls, ceiling grids, and existing services risers. The fitout designer imported the model directly into their workspace and began layout within hours of receiving the data.
01 Challenge
Active demolition during the day meant scanning was restricted to 6pm to 6am windows. Dust and debris required daily cleaning of scanner optics. The vertical alignment of 12 levels needed sub-5mm consistency.
02 Solution
We established a vertical control network using survey-grade targets at lift cores on every third level, then propagated alignment through cloud-to-cloud registration for intermediate floors. Optics were cleaned after every three scan stations.
03 Outcome
The fitout designer confirmed that column locations in the new model matched physical measurements within 3mm. Design progressed two weeks ahead of schedule because the team did not need to wait for traditional measured drawings of each level.
