Overview
A 1970s-era hospital wing in Melbourne was being refurbished to meet current fire safety and accessibility standards. The design team needed an as-built BIM model of three levels including all structural elements, ceiling voids, and major mechanical services. Existing drawings showed only the original construction and did not reflect 50 years of modifications. We scanned 186 rooms, corridors, plant rooms, and ceiling voids over five nights while the ward remained partially occupied. Patient areas were scanned in 15-minute windows coordinated with nursing staff to avoid disrupting clinical workflows. The resulting Revit model captured structural walls, floor penetrations, sprinkler mains, duct runs, and cable tray routes at LOD 300. The fire engineer used the model to verify corridor widths, door swing clearances, and distance-to-exit calculations without a single tape measure.
01 Challenge
Occupied patient rooms could only be accessed in short windows. Ceiling void access was limited to removable tiles in corridors. Equipment had to be wiped down with clinical-grade disinfectant between rooms.
02 Solution
The NavVis MLX was used for patient room corridors due to its rapid walking-speed capture. The Trimble X7 on an extendable pole mount scanned ceiling voids through tile openings. All equipment was pre-cleaned and sealed in clinical wrap between stations.
03 Outcome
The fire engineer confirmed that the model enabled a full fire safety review without any physical site measurements. Three non-compliant corridor widths were identified from the model before construction drawings were issued, avoiding costly rework during the build phase.
